Selling process

Should I sell my house now or wait?

4 min read · Updated 7 Nov 2026

Nobody can reliably predict house prices. The better question is: does selling now suit your plans?

Start with your situation

  • Do you need to move for work, school or family?
  • Have you found somewhere to buy, or would you rent in between?
  • What's your mortgage position – are you near the end of a fixed rate?

If you're buying as well as selling, prices on both sides tend to move together. Waiting for your home to rise in value usually means paying more for the next one too.

Look at local, not national, prices

National headlines hide big local differences. Check what's actually selling near you with our house price check, or see the 12-month trend for your town on estate agent fees by town.

Seasons matter a little

Spring and early autumn tend to bring more buyers. But there's also more competition from other sellers. A well-priced home sells in any season.

Interest rates

Rates affect what buyers can borrow. Rising rates can cool demand; falling rates can boost it. It's one factor, not a reason to put life on hold.

Find out what you'd get – no commitment

Listing on HomePitch is free and you're never obliged to accept a pitch. Agents tell you what they think your home is worth, what they'd charge and how they'd sell it. Many sellers find that's the information they need to decide.
